Built-up roofs include coal tar pitch and gravel, asphalt and gravel, smooth surface rolled roofing, and modified bitumen.
Typically, these roofs have some slope with positive drainage. Many are black in nature with exposed asphalt. Some have been painted with aluminum paint or coated with an aluminum coating. Over time, these roof surfaces break down because of constant exposure to UV radiation and weather.
The surfaces bake to the point where protective oils in the system are, literally, baked out causing cracking and splitting. Heat build-up allows for higher than normal surface temperatures and increased under-the-roof temperatures. It is common for seams and flashing to begin to fail as well. In many cases, an inferior or inexpensive reflective aluminum is applied for protection, but often fails in a few short years causing recoats to be more frequent.
