SUBSTRATES: Built-Up and Modified Bitumen Roofing
Built-up roofs includes several different types of roofing including coal tar pitch and gravel, asphalt and gravel, smooth surface rolled roofing, and modified bitumen. The latter two systems are systems Uniflex would like to address.
Typically, these roofs have some slope with positive drainage. Many are black in nature with exposed asphalt. Some have been painted with aluminum paint or coated with an aluminum coating. Over time, these roof surfaces break down because of constant exposure to UV radiation and weather.
The surfaces bake to the point where protective oils in the system are, literally, baked out causing cracking and splitting. Heat build-up allows for higher than normal surface temperatures and increased under-the-roof temperatures. Like singly-ply systems, seams and flashing begin to fail as well. In many cases, an inferior or inexpensive reflective aluminum is applied for protection but usually fails in a few short years causing recoats to be more frequent.

Uniflex manufactures a variety of coating options to deal with these types of roofing systems. High quality aluminum fibered finishes being more popular for these roofs. Uniflex coatings provide long-term protection while providing constant high reflective value minimizing thermal expansion and contraction thereby reducing roof stress.
In addition, energy costs are reduced because of cooler roof surfaces and reduction of under-the-roof temperatures.
Uniflex offers a free, comprehensive roof inspection to determine the condition and to provide the right coating system recommendation best suited to your specific needs.
